When to replace roof joists: a homeowner's guide
Joists hold up your whole roof — but rot, damp and age can quietly weaken them. Here are the warning signs every Leicester homeowner should know.
What roof joists actually do
Joists are the timber beams that carry the weight of your roof structure and tiles. When they're sound, you'll never think about them. When they're not, the whole roof can sag, leak and eventually fail. That's why we inspect every joist when we strip a roof.
The warning signs
Look for a dipping or wavy roofline from the outside, and from inside the loft check for dark, soft or crumbling timber, a musty smell, or visible patches of damp. Any of these can mean rot has taken hold — and rot spreads fast once it starts.
Why we replace joists during re-tiling
The best time to replace a joist is when the roof is already stripped and the timbers are exposed. Doing it then keeps the cost sensible and avoids a second round of scaffolding. We never cover over a suspect joist — if it needs changing, we change it.
How we match it to 2026 standards
Replacement joists are sized and treated to the latest 2026 roofing standards, with correct ventilation and the right roof-space airflow to stop damp coming back. Done once, done properly — that's our promise on every job.
