5 signs your roof needs stripping and re-tiling

Repairs can patch a roof — but sometimes a full strip and re-tile is the honest answer. Here are five signs it's time to consider it.

    1. Tiles are cracked, slipped or missing

The most obvious sign. A few cracked tiles can be replaced, but if you're seeing them across the roof — especially after a storm — the tiles may have reached the end of their life. Once tiles start failing in numbers, it's time to look at the whole roof.

    2. Your roof is over 20-25 years old

Most concrete tile roofs give 20-25 years of reliable service. If yours is in that range and you're starting to have problems, a re-tile is often better value than years of patching.

    3. Damp or water marks in the loft

If you're seeing damp patches, dark timbers or a musty smell in the loft, water is getting in. A full strip lets us find the cause, replace any damaged joists and re-tile to a weathertight standard.

    4. The roofline is sagging

A dip in the roofline often points to failing timbers underneath. This is a structural issue that a repair alone won't fix — the roof needs to come off, the joists inspected and replaced as needed, and everything rebuilt properly.

    5. You're constantly calling a roofer

If you've had three or four callouts in a couple of years, the roof is telling you something. The cost of ongoing repairs can quickly overtake the cost of a proper re-tile — and the re-tile comes with a 5-year warranty.
